Many clients come to us already having found a property and in some cases made the offer. This is not an issue if you are at this stage, although ideally it would be best for us if you contact us before doing anything so that we can get everything lined up for when you do find a house.
Once you know how much you have to spend on a property, you can commence your property searches. You will be allocated a Property Consultant who you can send in your properties of interest to. They will undertake desktop research and report to you an initial concerns which may cause a problem in the purchase process. If from their initial research everything looks ok they will produce a comprehensive written report for each property. The report includes information about why the property is being sold, anything which may hinder the purchase, any observations we make from the photographs available or from maps and street views in the surrounding areas, the makeup of people who live there, the typical employment of the local area, crime stats, school results, shopping, nuisances, flood risks, travel etc.
Once you have a shortlist of properties to view, we will make all the viewing arrangements for you and again will be on hand to provide valuable advice. We will give you tips on how to deal with the agents and vendors showing you around the house, what to look for and how to make the most of your viewings so that you can make the best decision.
As soon as you find a property you wish to proceed with, we will make the necessary calls to the agents and put forward the offer on your behalf. When it comes to putting in the offer with the estate agents we package it in such a way that it gives them the confidence that the sale is going to complete. We are very successful in competing with offers from other parties and quite often its not the highest offer thats the successful, but the one that has the most chance of completing.
Once the offer has been accepted, you can sit back and allow us to coordinate your purchase through to completion. Leaving you to get on with your life, until you can pick up your keys.
On completion if you are letting your house out we will arrange for the keys to be collected by our associate letting agents and they will then take over your property from that point. If you are moving in we will liaise with the agents to coordiate collecting your keys.
