On the
Completion Date, the remainder of the purchase money is handed over to
the seller's solicitor in exchange for the transfer document (this
passes ownership from the seller to the buyer) and the title deeds.
This is the
final stage of the purchase, once contracts have been exchanged and the
money has changed hands the property is legally yours.
Lastly within
30 days of completion payment of
stamp duty (if appropriate) must be
paid. This is a government tax calculated at 1% of the value of the
property and is
usually
payable on all property over £125,000.
However
until 2nd
September 2009
the lower
limit has been increased to £175,000, For example a house costing
£175,000 will attract stamp duty of £1,750. The rate increases to
3% on property over £250,000
and 4%
from £500,001.
Within two
months of the completion date, it is necessary to register the buyer as
the owner of the property with Land Registry.
