What happens if my property doesn't let?…

If you decide to let, Forces Homes have negotiated a discounted rate through a nationwide company, LSL Property Services (parent company of Reeds Rains, Your Move and more recently Halifax) to give you complete peace of mind that your investment is being protected and properly looked after whilst you are serving.

If you want to let your home privately, you will have a lot to do and this not a practical solution if you do not live near your property and especially if you are posted overseas. In most instances using an approved agent maybe a condition of the mortgage company.

You will need to advertise, this can be quite costly and then you will need to be available to show prospective tenants round your property. Once you find tenants who are interested, you will have to vet them, check their references, draw up contracts and so on.

Forces Homes would always recommend using lettings agents; it is the most convenient and least stressful way of tenanting your property and will probably save you money in the long run.

What a letting agent can do for you!

  • Show prospective tenants round your property
  • Credit search and take up references for potential tenants
  • Draw up contracts - tenants are required to sign a tenancy agreement, this is usually a 6 month shorthold tenancy agreement. If the tenant wishes to stay longer they can and the 6 month agreement will be renewed. If the tenant wishes to vacate before the expiration of the initial 6 month agreement they will remain liable to pay your rent until such time as a suitable replacement is found.
  • The agent will take a deposit to cover any damage or rent arrears.
  • Make an inventory of the contents and condition of your property.
  • March tenants in and out.
  • Organise repairs and maintenance, check property on a regular basis to ensure the tenants are looking after it.
  • Rent guarantee scheme to ensure that you are still paid if a tenant fails to pay the rent.
  • Take your tenant to court and cover all legal fees in the unlikely event your tenant refuses to pay.
