Buying a house is probably one of the most expensive purchases you will ever make, but everyday people do just that without a second thought. They commit themselves to thousands of pounds of debt without expert help and yet they wouldn't buy a second hand car without taking along someone who knew a thing or two about cars.

It is a common mistake to think that the solicitor, mortgage broker and estate agent will keep you straight and ensure you don't get into something you shouldn't.

However the reality is very different, it is not a mortgage brokers or solicitors place to comment on the property you are buying. It is not for them to decide whether the property you are buying is good value for money, whether it will have resale issues in the future, whether it will still be mortgagable in 10 years, whether it will let out or just sit empty, their job is just to be sure that in terms of the mortgage and actual transfer of the property that all the work is done within the confines of their regulators. If there is a problem, it is you they are coming back to for your instructions, without a doubt the least qualified person in the process.

The estate agent is definitely not on your side, they are paid by the seller to get the best possible price for their house and are paid a percentage of whatever they manage to sell it for.

This is where we come in, our job is to ensure you get from start to finish, with the best possible property at the lowest price. We are not trying to sell you our own properties, we will find you a property, in a location of your choosing and that matches your budget and criteria.

Mortgage

Our brokers will organise your mortgage, they can search the whole of market to ensure that you are on the best and cheapest mortgage available in the UK at the time you are ready to proceed with a purchase. They will ensure that the search figure we are given is based on what you are comfortable to repay every month.

Search

Once we have a figure we will discuss with you what the property is for and based on what you have to spend we will commence searches.

We will only send you carefully researched properties, that are the absolute best your money can afford and will continue to make money in the future.

We will ensure that they are not in a flood zone, give you an idea of who your neighbours would be and the types of jobs they do, information on the local schools, letting potential, any future projects which may add value, etc.

Viewings

If you like what we have sent you can then choose which properties you would like us to view. We will put feet on the ground and make sure that the property lives up to the research.

The fact is, that no matter how well someone looks after a house they can't make their neighbours do the same. If we arrive to find the house is lovely but the neighbours drive is a scrap yard, we will let you know.

You will have real time photographs of every room in the house, from every angle, views all around the outside, including the street and the neighbouring properties and if it is awful, we will tell you it is awful! We will also send you DVD footage, so that you can get a feel for the flow of the property and get a feel for the atmosphere of the area.

Negotiations & Purchase

If however the property is great and you want to proceed, we will negotiate the price as low as we possibly can for you and then manage the purchase through to completion.

We will also send you a full report containing a detailed description of the house, including photos, details of the local area, utility suppliers (reference numbers where available and contact details), voters registrations forms, other useful telephone numbers, schools and their results.

Letting

On completion if you are letting your house out we will arrange for the keys to be collected by our letting agents and they will then take over your property from that point.
