Average house price risen by £15,018 since February 2009

We have just completed a purchase for a client who came to us in desperation.  He had found his dream home, already had a broker and solicitor.  4 weeks after the offer was accepted the broker had not managed to get him a mortgage agreed and the agents were threatening to put his house back on the market.

 

Our broker reopened his case with the same lender and within a week had it agreed and the survey carried out.  Incidentally his original broker had charged him £500 up front and refused to refund.

We had to drag his solicitor every step of the way to completion, he wasn't in, didn't return calls, hadn't received paperwork, hadn't sent paperwork.  Everyday was a job to reassure the agents that our client was committed to the purchase.

It is not easy to recover a purchase in difficulty, but we got there in the end, to the relief of everyone involved.

 
 

Another fantastic deal completes  This immaculate 3 bed end of terrace for a mere £78,000, now up for let we expect to have a tenant very soon.

 
This property was purchased as a new build in 2006, the asking price was £159,950.00, however we managed to secure the property for £135,957.00.  A valuation carried out in August 2008 confirmed the property was valued at £165,000. No doubt if house prices were not falling in this year the property would have been worth more. Not to grumble, it is nice to know our clients investment is moving in the right direction.  
 
  This property was originally on the market for £135,000, we thought it was over priced but the vendor wouldn’t budge and our client had to have this house (nightmare). Our offer of £125,000 was rejected and so was our following offer for £127,500.

Confident the surveyor would not agree with this purchase price we settled at £130,000 just to secure the property and get it taken off market. The surveyor backed up our theory and down valued the property.

Our client eventually purchased the property for £125,000 (happy days).  Not only did we save £10,000 off the asking price, but because the purchase did not exceed £125,000 we saved a further £1,300 in stamp duty as well.
 
This end of terrace house was purchased as an investment property.  Originally on the market for £75,000, we secured it for £70,800 plus a deal with the vendor to let back the property on the day of completion.  
  This meant our client had a paying tenant from day one, offsetting his mortgage payments and the vendor didn’t have to move home, everybody was happy and the property is still being let.
 
This new build, 3 bed detached property with garage situated in a very nice residential estate, was on the market for £150,000, we managed to secure this property for... £125,000, including carpets and lawn. Our client did ask us if we could also get the curtain rails chucked in but it was a step too far.  
 
  This 3 bed property was bought in 2004 for £94,000 and repossessed by the lenders this year, we secured this for our client for £77,000 and it is now being let out and doing very nicely.
 
This property was a part exchange with a developer, on the market for £137,950 we secured it for £125,000. This is an excellent buy for its location and it is now going to be let out  
 
  The tide is turning, a property we secured for a client completing this week 4/12/08 will already have £12,700 equity in his house. Purchased for £73,000, the surveyor stated that the current market value is £85,700.  Some surveyors, usually rigid in their procedures who would normally only value properties at the price paid, are starting to value properties at what they believe to be a true market value.
 
This bungalow was purchased in November 2008. The property was on the market for offers over £150,000 and we eventually secured it for £175,000 after very complicated and intense negotiations. This property also came with land which was important for our clients to use for their horses and future business plans.

We were not the highest offer, but the vendor saw us as their safest option and for that reason decided to go with us, another good reason for using Forces Homes!!

 
 
  This property was on the market for offers over £80,000, we secured this property for £72,500. It was being sold by a lady from Oman and was one of the most immaculate presented properties inside I’ve ever seen. This for the money was an excellent purchase and as you can imagine we have a very happy client indeed.
 
And finally, on the way to the Spar shop one evening to pick up a pint a milk and a loaf of bread I spotted this little beauty. It just came on the market that day for £75,000. After a personal viewing and some negotiations I shook the vendors hand and secured the house in 1996 for £65,000. It was let out and is now valued at £330,000 proving the theory that property prices do double in price every 7.2 years and have done since records began.
