Beware Rogue Letting Agents!
Choosing a letting agent is never easy, even if you opt for a well know chain you are ultimately in the hands of someone who has bought a franchise and it does not necessarily mean that you are going to be given the service standards you should be. Although it does afford a certain amount of protection. All our lettings are handled by a company called LSL, who are the parent company of Reeds Rains and Your Move. The local branches source the tenant and all applications are then double checked by LSL to ensure they meet their exacting standards. If for any reason we have an issue with an agent, LSL will and indeed have instructed a new agent to collect the keys from them. Whilst we have the utmost confidence in our letting agents a new fraud has recently reared its ugly head, as often happens during tough financial times, with letting agents stealing the rent to pay their own overheads.
Lucy Jones, who is our account manager at LSL recently reported in the Property Investor magazine, that in one case they had been asked by a landlord to take over his portfolio after the letting agent stole his rent for some months. The agent claimed the money had been spent on repairs to his properties, however could not produce any receipts to back this up.
In some cases the agents stated that the tenants had not paid the rent and the truth was only realised once debt collection companies had been instructed to recover the rent.
