back!

'Gazumping'
is the term used to refer to when a
seller accepts an offer from one potential buyer, but
then accepts a higher offer from
someone else.
A seller is
not legally bound to sell the house to anyone until exchange of
contracts and
you can not recover any money spent on searches, survey
or solicitors.
You can
easily be out of pocket £1,500 with no house to show for it!
The first
buyer is left in the lurch, and either has to offer a higher
price or accept that they have lost that home and continue
looking. This practice occurs in a market when house prices are
rising and there are more buyers than houses.

According to
Barclays Mortgage Consumer Confidence Research there are already twice
as many buyers than there are houses!
With
house prices reportedly rising 2.4% last
month the race is now on for buyers to secure a property below
market value.
