There are times when a purchase can become so difficult that buyers have given up, often it is just through lack of knowledge and the ability to find a way forward that a purchase will collapse.  In fact only 60% of deals will ever make it to completion, a massive 40% failure rate.

 

Unfortunately by this point significant costs may have been incurred for survey, searches, solicitor etc.  They think that as long as they have a mortgage broker, a solicitor and the estate agent acting for the vendor they would have enough professional support to get from start to finish!

 

You would think so... however, in reality solicitors and brokers are so tightly regulated that they have a very straight forward model for carrying out their work and if a purchase becomes complicated they are obliged to take instructions from the buyer, probably the least qualified person in the process and it never ceases to amaze us how clueless estate agents can be about the purchase process.  Estate agents job is really just to advertise the property for sale and show potential buyers around, once the offer has been agreed it goes over to the sellers solicitors and that is a whole other newsletter!                      

 

There are times when you have to think outside the box and come up with a creative solutions to problems, this is what we do on a daily basis and to date, we have never failed to complete a purchase.

 

 

We have just completed a purchase for a client who came to us in desperation

 

He had found his dream home (well in fact it was a bungalow), already had a broker and solicitor, but 4 weeks after the offer was accepted the broker (who was based in Germany, going around the camps) had not managed to get him a mortgage agreed and the agents were threatening to put his house back on the market.

 

Our broker reopened his case with the same lender and within a week had it agreed and the survey carried out. Incidentally his original broker had charged him £500 up front and refused to refund.

 

We had to drag his solicitor every step of the way to completion, we had every excuse under the sun, he wasn't in, didn't return calls, hadn't received paperwork, hadn't sent paperwork, it was positively painful.  Everyday was a job to reassure the agents that our client was committed to the purchase.

 

It is not easy to recover a purchase in difficulty, everyone had given up and to make life harder he was in Germany trying to hold it all together on his own.  But we got there in the end, to the relief of everyone involved and completed his purchase last month.

 

The most common expression we hear when we first speak to clients is "I have a poor credit history, can you still help", these are people who have tried in the past to secure a mortgage and they have approached high street lenders and have been turned down due to a low credit score.

 

It is important to understand that trying to secure a mortgage through the front door of banks and building societies is very difficult, simply because they have staff trained at a very basic level. 

 

They are used to dealing with customers who have a fully traceable address history, they will be registered for voting, have paid utility bills, taken out loans and have a record of paying them back.  The applicants details are then put into a computer program and it determines whether you are suitable for a mortgage.  It is a cost effective way for low paid, basic trained staff to process mortgages, they simply input data and the computer makes the decision, the human element is removed.

 

However not only are our brokers able to source mortgages from the whole of market, so all the high street names that you are familiar with and more, but they also deal directly with the experienced staff and the underwriters, these are the people who ultimately make the decision.

 

The majority of our clients have a varied history of UK and BFPO addresses and are not registered for voting, some have been posted overseas since they left training at 17.  We had a client who dated a local lass, married and spent the rest of his career moving around German bases.  Eventually they are posted back with no credit history whatsoever.  Don’t get me wrong I’m not saying getting him a mortgage was easy, but we stuck in there and made the right calls, the rest is a happy ever after story.  This type of case simply can not be processed automatically, it has to be put in front of an underwriter to look at the case manually in discussion with our mortgage brokers.

 

You may not realise, but shopping around for mortgages can have a negative affect on your credit rating, as every time you are credit scored it leaves a 'footprint' which reduces your score.  We do not do this unless we have concerns about about your ability to get a mortgage so we confirm first with the underwriters and then input the information to get an Agreement in Principle, we do not do this without first informing you first.
