Clients are often shocked when we send over properties which may seem to be out of reach, but that is what our service is about, exceeding expectations.

It takes significant research and experience in dealing with estate agents to secure a property, which is essentially out of a buyers league.  Getting an estate agent on board, making a connection and building up a working relationship from the very first call is vital to winning them over. 

 

A carefully packaged offer where both seller and buyer benefit is more likely to be accepted, than one in which a buyer simply states a price they wish to pay, the offer is more than just about money.  We have come across experienced investors who still march into estate agents and say "I will give you £x for it" and they don't get anywhere. 

 

Last week one of our regular clients tried to offer on a property and was told in no uncertain terms 'the asking price or go away'.  Within 2 days we reduced the price by £25,000, because we offered them a full package, justification for our offer and the confidence that working with our company will bring them and their vendor a sale that will reach completion.

When we first started the searches which resulted in this fine apartment, located in a stunning grade II listed building, we thought we had a great budget to work to.  That was until we started our research and found that the majority of flats in this price bracket had leasehold problems.

 

We had to work considerably over budget, looking for motivated sellers in order to find one that we would be able to secure within our clients budget.

When we started researching this apartment we got the estate agents on side before venturing out on a 10 hour round trip to view this.  But even they weren't convinced the seller would accept the offer we were going to put forward, if our client did want to proceed.

 

As always we put the deal forward as a complete package, with a guarantee to complete and much to the estate agents surprise the offer was accepted.  The purchase is now well under way and we expect to complete in time for our client to move in for Christmas.

 

 

In this next case the client asked if we could find them a 1 bed flat, they had done some research themselves, realised their options were limited and were resigned to the fact that a 1 bed flat was all they were going to afford. As always, trying to exceed client expectations we pushed the boundaries. 

 

 

 

 

 

They had not even considered that they would be able to afford a house and were absolutely over the moon when we found them this lovely 1 bed house with a private garden.  This fantastic little house completed this week.

The house was on for considerably more than their budget, but it had all the signs

of a distressed seller, which we duly exploited and secured on budget for our client.

 

Our client completed just in time to move in with his girlfriend before heading off on his tour in Afghanistan.
