Often clients come to us having found their own property, but finding a property first before you do any preparation is going to slow the process down and leave you in a weak bargaining position.

Buyers often assume they can borrow more than they actually can and more importantly what they are comfortable to repay each month. They then spend considerable time looking at houses, make an offer and then try to source the mortgage after the offer is accepted. Do it this way and you will spend the rest of the purchase stressed and playing catch up!

In the following case our client was on his way out to Afghanistan and contacted us to manage the purchase.

He was really pleased with the deal he had managed to put together, but in reality the developer was the real beneficiary, they had the full asking price and had provided our client with the deposit, giving him 10 years to pay it back.

In the event our client couldn't pay the deposit back within the given time, the agreement he was signing up to would force him to sell the house to pay it back!

2 days later and having completely renegotiated the offer we managed to secure the house for under the asking price, with no money owing, saving our client £20,000 from his original deal!

Making our clients money!

With a budget of only £130,000 our brief was to find a 3 bed terraced house with minimal or no work to do.

Following extensive searches, indeed the majority of properties in this area were terraced or ex local authority semi's, we came across this beautiful detached house, which we later secured on budget.

This estate was only half finished when

the market crashed and buyers here

have found that their houses are now not worth what they paid for them, but instead of sitting tight and riding the storm they are panic selling for below even current market value.

What is not common knowledge yet is that there are plans in place to invest £100 million pounds in new shops, schools and further housing around this estate and this is going to become a very desirable place to live. The value of this house is going to sky rocket in the future.

It is worth noting that we only secured this on Friday, there are still good deals about, if you know where to look.

We are not selling our own pre built properties disguised as fantastic investments, we are finding genuine gems that will give our clients the best start on the property ladder their money can afford.

Investing in property is not a get rich quick scheme, you have to understand that you will be in this for a few years to really make some money.
